Methods include the AirDNA Rentalizer Property Earning Potential Report (purchase only), FNMA 1007/1025 STR analysis by a licensed appraiser, 12-month rental history statements from the rental/management service, or 12-month operator bank statements. Gross rents are reduced by 20% to reflect extraordinary STR costs.
